A desktop appraisl type product may be appropriate with input from the Realtor as to conditions and upgrades. Just make sure that your disclaimers are prominent within the report.  I would charge $95.00 per report but this is a business decision.

I just received a call from a realtor that wants to investigate the affordability of using me to determine property valuations.  They don't want a full appraisal, and don't want to pay the cost for a driveby, so my question, what's a good product to give a value.  Is there a desk review type of product?  Thanks, and by the way, what percentage of full fee is a good fee for this type of service?

You can do something as simple as a letter, if you follow USPAP, step by step. It's pretty easy to do. Appraisals and Reviews Anthony Blackburn Apple...
